For Builders
Welcome to our new home listing site! We currently allow listings made by home builders and licensed contractors that are selling new homes in Alberta. We want to make things as easy as possible for you to post a new home for sale so to start we ask that you create an account (top right corner of the site). Some basic contact information and an email is required and then we’ll send you a login where you can upload your new home listing information. Upload photos, floor plans, renderings, home features, pay the flat fee and await a quality assurance approval that completes in 1-2 business days. Home builders must be a member of the Alberta New Home Warranty program.
We understand that there is room for negotiation for price when it comes to a new home in the market so there is an option to select “contact for pricing.” You will still be required to add a starting price for the filtering system so that your property can be narrowed down where it would fit best for home buyers.
We have an affordable flat fee of only $300+GST per listing and it lasts 60 days. There is no limit to the number of listings you can post.
Each new home listing lasts 60 days before it expires. You have the easy option to renew your home listing and mark it as sold in your dashboard. Once homes expire (sold or unsold) after the 60 days, they are hidden from the listing site.
Absolutely! If you don’t have the people resources or the time, we’d be happy to help you with your current listings for a reasonable fee.
This is the plan! We’re a small operation that is slowly building momentum in the industry. If there are specific cities or communities you’re interested in buying a new home in, we’d love to hear about them so we can reach out to the respective builders in that area. For Home Buyers
There are lots of names for a new build home including spec home, quick possession home, move in ready home. The floor plan, layout, finishes and style choices are already decided by a professional so the only thing you have to do is move. This is different from a new build home that requires you to pick a floor plan, go to design appointments and watch the months of construction for it to be completed. It’s ready to go when you are!
The answer is no. Most builders have a dedicated sales person that knows the competition, the building suppliers and the company processes to help you find a new home that fits your budget and lifestyle. They’re also closer to the construction and warranty team to help manage expectations and will fight to get you the best value for your money. Builder representatives are also more in tune with the community they’re building in so they know what might be coming down the road for amenities and future residential zoning. Realtors are a great industry resource however the service you can expect from a great realtor is one you’d also find in a builder representative as well so don’t be afraid to reach out directly and check out a show home or send an email.
New Homes Now helps you find the latest new home builds in Alberta: Edmonton, Calgary, and surrounding areas. There are a multitude of communities in each city where new builders are expanding their properties, so be sure to filter your New Homes Now search by the city you’re interested in and narrow even further by location.
Whether you’re new to Alberta or familiar with the area, there are many factors that go into this decision. Make a list of the things that are important to you including affordability, amenities nearby, schools, walking trails and proximity to your workplace. Luckily, many new home build communities are built with these factors in mind.
Write down the most important factors in a home to you and your family and start there. If location is top priority, research the schools and local amenities, or look into your future commute to work. If having the newest and most modern finishes is your desire, then inquire to the builder on what they offer. What about your outdoor spaces, like a yard, balcony, or surrounding parks? Or square footage? All of these factors can influence your decision with a new home (more on that in our blog, Why a new home over a resale or older home?). When you work with a reputable builder like the ones found on New Homes Now, you can be confident that you are working with professionals who want to get you into your dream new home now. If affordability is on your mind consider a community a little farther out from the city centres or in smaller cities .
This can depend on the builder and how far along they are in the build. If the home is available now, it is likely that there are less customization options available. However, if the build is still 6+ months away, you may have more control over the final product like being able to choose your colours or finishes. Inquire to the builder directly!
Congratulations on getting one step closer to your new home! You can request more information from the builder directly on our website via phone or email. You can also follow the link directly to the builder’s website. How long it takes to be move-in ready can rely on what stage the construction is at. The process may take only a few months, or may be longer depending on the stage of the new build but they will communicate with you throughout the process.
You may choose to buy a brand-new construction home because of the modern design and features, reduced maintenance, and community amenities. For more, check out our blog: Why a new home over a resale or older home?
Absolutely not! Quick possessions can not only cost less or come with great incentives, but they also allow you to move into a home quickly, rather than wait around for a year or more. You’ll still receive the same quality of work when you’re working with a reputable builder.
This will depend on the builder and demand. Often, the price is set in advance based on many factors, but that doesn’t mean you can’t or shouldn’t ask. Some other items you may be able to negotiate on include possession date, appliances, warranties, or any “extras” like finishes. For more information, visit our blog: Can I Negotiate on a New Home?
Each builder will have their own inclusions and offers, but here are a few additional costs to consider when purchasing a new home build: landscaping, blinds, appliances, upgrades, fencing, and more. Read our blog to learn more: The True Cost of Buying a New Home.
New Homes Now listings are updated regularly, so be sure to check back weekly to find your perfect new home! Listings are posted for 60 days and updated as soon as they’re sold, so you can count on accurate and up-to-date listings on our platform.
